Wimborne housing, and what each type needs

Wimborne splits into three kinds of home. Each one throws up a different job, and a different price.

• The conservation area - Georgian and Victorian townhouses around the Minster, the Square and West Borough. Lath-and-plaster walls, solid floors, no cavity. Cables run under the boards or in surface conduit, because cutting into a listed wall is often not allowed.
• Colehill and the older edges - interwar and post-war houses and bungalows on generous plots. Plenty still have a rewireable fuse box in the hall cupboard and sockets set into the skirting.
• Merley and Canford Bottom - 1960s and 1970s estate housing. The cable is usually sound, so the job is normally a board swap, not a rewire: an early breaker board with no RCD, and nowhere near enough sockets for how people live now.

Out at Pamphill and Stapehill it changes again. Thick cob and stone walls, long runs out to outbuildings, and garden supplies that were added years ago without much thought.

Working in the town centre

The centre is tight, and it changes how we plan a job.

• Parking - the Square and the streets off it have loading restrictions. We unload, then move the van to a car park, so allow a few extra minutes each morning.
• No side access - the terraces on East Street and West Borough often have none, so everything comes in through the front door and the floors get covered before we start.
• Shared walls - on a terrace we agree the noisy work in advance, so your neighbours get some warning about the chasing.

Listed and conservation-area homes

A lot of central Wimborne is listed or sits inside the conservation area. That is not a problem, but it does change the job.

Cutting into walls, ceilings or floors in a listed building can need listed building consent. We check before we quote, not after we have started. Where consent would be a fight, we route cables under floors or in surface conduit instead, and we show you where it will run before you commit.

It usually costs a little more in labour than a modern house of the same size. We put that in the quote up front, so the number does not move later.

Who signs the work off

Wimborne sits in Dorset Council. Broadstone and Poole, a few miles south, are BCP Council. Notifiable electrical work has to be registered with the right one.

Do you have to move out?

For a full rewire, yes. We only rewire empty properties. The boards come up and the walls get opened, so an empty house is faster and cheaper for you.

That suits Wimborne well. A lot of the rewires here are on houses bought to do up, or probate sales being cleared before they go back on the market. Get it done before the furniture arrives.
